First American Home Warranty

First American Home Buyers Protection provides one year home warranties primarily on resale single family residences. The warranty covers the major mechanical systems and built-in appliances in the home.

A home warranty is typically recommended to sellers and buyers of resale homes by their real estate professional at the time the home is listed for sale or is sold. The cost of the home warranty is typically paid at the time of the closing. For home sellers, providing a home warranty gives their listings and edge over other comparable homes. The home buyer receives a full year of protection on the covered items in the home, helping to eliminate potential after-the-sale disputes.

Coverage varies by state. Covered items in San Antonio include: heating, central air conditioning (electric), plumbing, dishwasher, garbage disposal, water heater, stoppages, ductwork, telephone wiring, electrical system, range/oven/cooktop, trash compactor, built-in microwave, instant hot water dispenser, circulating pumps, toilet tanks and bowls, sump pumps and pest control. Optional coverage may be purchased for pool and spa equipment, washer/dryer, kitchen refrigerator, garage door opener, well pump, homes over 5,000 square feet, and protection for the seller during the listing period.

Once the home warranty is in effect, when a problem occurs on a covered item, the home owner simply calls the company toll free; customer service lines are available 24 hours a day, 365 days a year. A contractor is dispatched to the home to repair or replace the covered item; the home owner is responsible for a $45 (in the San Antonio area) service fee for each trade call. We utilize only qualified, licensed contractors.
